The property includes an area of almost 5 hectares where the villa and other rural buildings stand, surrounded by a vast park.

Two boulevards, a main one that has the entrance from the provincial road and a secondary one on the opposite side that crosses a characteristic country road with dry stone walls, lead to the villa.

The square in front of the villa is adorned with three flowerbeds of boxwood and landscape roses. An old stone railing separates the square from an age-old grove of pines, cedars of Lebanon, cypresses and oaks. Among these, one three hundred years old, stands out for its grandeur.

Beyond the tree-lined park there is an orchard with numerous fig trees, pears, cherries, apricots, prunes and quince.

At the side of the villa there is also a centenary citrus grove that in May spreads the scent of the orange blossoms in the air. In this area you find the beautiful 12x5m swimming pool with beach entry and relax lounge


the interior

The architecture of the villa, due to the large windows that follow one another along the ground floor façade, recalls that of the French residences at the end of the 18th century. Two huge terraces located on both sides of the upper floor and a small tower on the top floor, with a belvedere give the structure its southern soul.

The walls, almost one meter thick, make the house interiors fresh on hot summer days and conserve the heat when the climate becomes harsher during the winter. Numerous climbers of jasmine, glycine and wild white roses frame the ground floor windows.

The house interiors have very high ceilings and thanks to the many French windows are also very bright. The main rooms are painted in pastel colours and have decorations on the walls all strictly original.


living & DINING

On the ground floor, an impressive entrance-hall, lit by a large French door, divides the villa into two wings. In the background, next to an old brick stove there is a staircase leading to the upper floor.

On the left wing, we have a huge living room with arched and sail ceilings and antique terracotta floors. A beautiful fireplace makes the space, warm and cozy in winter evenings. An antique carriage located near a bookcase brings time back to the past 19th century.

On the right wing, there is a large dining room where an oval table almost 4 meters long can seat up to 16 people. 

Kitchen & patio

The adjacent kitchen, very spacious and well equipped with every modern comfort, preserve an antique stove and oven, covered with majolica of the time. The kitchen door window leads to a oleanders garden patio with an old olive tree in the middle. This private area, furnished with deckchairs and stone sofas, ideal for spending relaxing hours outdoor or sunbathing, also has a pergola, equipped with a large stone table, that allows you to eat outside on summer days.

In front of the kitchen a small dinette leads to a laundry room with an extra fridge and internal toilette. A study with an antique desk and a radio early 1900s, completes this area of the house.

The sleeping area, located on a separate wing of the ground floor, is composed by two large bedrooms, both with one king size bed, air conditioning and en-suite bathroom. One bedroom is looking out the citrus grove and the swimming pool, the other is looking  out the patio with  oleanders and pergola. 

In the characteristic adjacent dependance there are other 2 bedrooms with king size beds, air conditioning, en-suite bathroom and a living room with kitchenette.

Upstairs, there is a lounge with frescoed ceilings and an old piano, two master bedrooms with king size beds, and en-suite large bathroom and other two bedrooms with single beds served by a separate external bathroom.

All bedrooms on the upper floor, decorated with pastel colors and art deco designs, are spacious and very bright. They all have air conditioning and direct access, same as the bathrooms, to the large sunny terrace.

On the top floor, a small tower houses the ‘Belvedere’ bedroom, which will surprise you with its stunning 360-degrees panorama view, from the nearby Castel del Monte to the Adriatic sea. 

The bedroom has air conditioning and is served by a bathroom next to the stairs.
